Flat Roofs are roofs with a 2/12 pitch or less. Asphalt shingles or metal panels are not recommended on low pitch roofs. Instead, several other options are available including Modified Bitumen aka Roll Roof and TPO among others. Low sloped roofs are primarily built over Car Ports, Patios, or small commercial buildings to large industrial applications.
Modified Bitumen is a roofing membrane which gained popularity in the 70’s and has been used for over 50 years on low slope or flat roofs, primarily on commercial applications and replaced the old Build-up Roofing (BUR) systems. Modified Bitumen falls into two varieties; APP membranes (Atactic Polypropylene Membranes), commonly nicknamed “plastic asphalt” and SBS Membranes (styrene-butadiene-styrene) also referred to as “elastic” or “rubberized” asphalt. SBS is a great option for high wind areas and extreme temperature changes which causes expansion and contraction of roofs.
Depending on the application or local building code, Modified Bitumen can be applied directly on substrate or roof decking via an adhesive or mechanically attached; It can be installed as a two-layer system (base layer and cap layer) or multiple-layer system.
If you are looking to maintain, repair, or replace your Modified Bitumen flat roof, give us a call for a free on-site no-obligation consultation.
If your home or your building has a low-sloped roof, perhaps TPO (Thermoplastic Polyolefin) is a great alternative for you. Introduced in the 90’s, TPO has been used on residential and commercial applications for almost 30 years thanks to its durability and flexibility properties. TPO is a single-ply roofing membrane and is made of 3 layers; Thermoplastic polyolefin base layer, Polyester-reinforced fabric center, Thermoplastic polyolefin top layer and is available in different thickness depending on the application.
Our experienced crew is ready to help with all your TPO Roofing needs.
